When to order Search and what documents are needed to check property in Northern Cyprus
Search is ordered after selecting a specific property and before paying a non-refundable deposit or signing a contract, if the negotiation process allows it. First, the apartment, house, or plot of land must be identified precisely, then the seller’s and property documents must be collected, a request must be submitted to Tapu ve Kadastro Dairesi, and the result must be compared with the future contract. For the purchase permit, the TRNC Ministry of Interior separately lists a copy of the koçan, the property plan, and, if already available, a copy of the contract among the required documents.

Correct sequence of actions
- Confirm the property. Request the koçan or a copy of it, the cadastral plan, parcel number, share, address, and description of the structure.
- Check the seller. Compare the name or company name with the identity document and clarify who will sign the contract.
- Order Search. Provide the authority or authorized representative with data sufficient to check this specific property.
- Compare the result. Verify the owner, identifiers, area, share, and restriction notes against the contract and plan.
- Continue the review. Separately check permits, construction, utilities, debts, the contract, and payment terms.

The official list of documents for the purchase permit published by the TRNC Ministry of Interior also includes an application, an information form, and a criminal record certificate from the applicant’s country. This is a package for a different procedure, so it cannot automatically be considered the complete list of documents for Search specifically.
What foreign buyer rules to check in advance
Before paying a deposit, you need to check not only the property documents, but also whether it can be registered to a specific foreign buyer. Under the general regime, the limit is up to 3 apartments, a separate house on a plot of up to 3,300 m², or up to 2 two-storey detached villas in a residential complex. For citizens and companies of states that recognize the TRNC and provide reciprocity, separate limits are set: up to 6 apartments or 3 two-storey detached villas. For a residential project, it is also checked whether the share of properties sold to foreigners exceeds 80%, and whether the restriction for related or same-nationality buyers on one plot has been violated. The applicability of the rules requires separate verification.
The same checklist includes the one-month period for registering the stamped contract with the relevant district land office and submitting an application for the purchase permit, if the prescribed conditions are met. For the criminal record certificate, the current validity period and the apostille requirement are checked separately. These points relate to the foreign buyer procedure and do not replace the Search request.
When checking is ordered too early or too late
Too early
If the property is still changing, the seller offers a different share, or the developer has not determined a specific plot, the result may apply to the wrong asset. Before the request, the cadastral data and the subject of the future contract must be fixed.
Too late
If Search is ordered after the deposit, the buyer may already be bound by refund terms, notice periods, or contract penalties. This does not automatically mean the deposit is lost, but the sequence of actions must be assessed according to the signed documents and applicable rules.
What to do if the package is incomplete
- do not replace a missing koçan with an advertisement description or a photograph;
- do not ask to check the property only by the name of the complex if a cadastral number exists;
- request the missing documents in writing and record who provides them;
- do not sign the final version of the contract until the property, seller, and attachments match;
- clarify the current request format, representative admissibility, and possible fees with Tapu ve Kadastro Dairesi.

Can Search be ordered using only the address?
An address may not be enough for unambiguous identification. Prepare cadastral data, parcel number, koçan, and plan if they are available.
Do I need a signed contract for Search?
No, a contract should not be considered a mandatory condition in all cases. But its draft helps compare the property, seller, share, and transaction terms; the exact package must be confirmed with the authority.
Can submission be entrusted to a representative?
It depends on the specific procedure and the representative’s authority. The power of attorney must be checked before submission, not after the result is received.
Do I need to repeat Search before registration?
You should not consider a previously obtained document as unlimited confirmation. If time has passed between the check and registration or the transaction has changed, the relevance of the information must be confirmed again.
What restrictions need to be checked besides the property documents?
Check the limit by type and number of properties, the plot area, the foreign buyer quota in the project, and the deadlines for contract registration and permit application. Search does not resolve these issues.
