Buying a plot, villa, and apartment in Northern Cyprus: differences in checks and risks
An apartment, villa, and land plot in Northern Cyprus cannot be checked using the same template. For an apartment, the project, share in common ownership, and the building’s readiness are important; for a villa, the legality of the structure, plot boundaries, and utilities; for land, the designation, access, usage restrictions, and the possibility of construction. Search is needed in all scenarios, but it does not replace technical, contractual, and urban-planning due diligence.

Main differences
| Property | What to check first | Key risk |
|---|---|---|
| Apartment | Share, koçan, Search, project, common areas, permits, and building expenses. | The buyer receives the apartment but does not understand the status of the building and their share. |
| Villa or house | Plot, boundaries, all structures, permits, utilities, pool, access road, and actual condition. | The actual property differs from the documents, or part of the structures is not confirmed. |
| Land plot | Land designation, restrictions, road access, boundaries, possibility of construction, and utility connections. | The land is suitable for ownership, but not necessarily for the intended use. |
Apartment checklist
- match the Search, koçan, property number, area, and share;
- check the construction status, permits, and actual readiness of the building;
- clarify which premises, parking, and common-use facilities are included in the deal;
- check debts and the rules for paying expenses related to the building or complex;
- verify the finish, furniture, appliances, and the developer’s obligations against the annex to the contract.
Villa or house checklist
- match the plot boundaries with the plan and the actual fencing;
- check every structure, extension, pool, and utility room;
- clarify permits and whether the actual area corresponds to the documents;
- check the road, easements, water, electricity, sewage, and access to utilities;
- record the condition of the property, meter readings, keys, and the list of defects upon handover.
Land plot checklist
For a plot, you cannot limit yourself to checking the owner and the area. Before signing the contract, you need to obtain written confirmation of what use is permitted for the specific land and verify this with the competent authorities and current plans.
| Question | Why it matters |
|---|---|
| What is the land designation? | It affects the permitted use and further planning. |
| Is there legal access? | A plot without confirmed access may be impractical for construction and use. |
| Where do the boundaries run? | A fence or the seller’s description does not replace the cadastral plan and on-site verification. |
| Can utilities be connected? | The proximity of networks does not guarantee the technical possibility or economic feasibility of connection. |
| Are there any restrictions? | Military, environmental, infrastructure, and other restrictions may affect the use of the plot. |
General risks
For any type of property, you need to separately check the Search, the contract, the seller’s authority, payments, registration, and the requirements for a foreign buyer. You cannot transfer the results of an apartment check to a plot or treat a clean Search as confirmation of the legality of construction.
If you need an in-person inspection for comparing properties, you can find tickets via Trip.com, check temporary accommodation on Trip.com, and consider renting a car through Localrent for trips around districts and plots. Check the service terms before payment.

- Land designation — the permitted type of use established for a plot, which must be checked against current documents and authorities.
FAQ
What is more difficult to check: an apartment or a plot?
A plot usually requires separate verification of designation, access, boundaries, construction, and utilities. An apartment requires checking the building, share, common areas, and the developer’s obligations.
Can I buy a plot and then build anything I want?
No. The possibility of construction and the permitted use must be confirmed for the specific plot before purchase.
Is it enough to inspect a villa in person?
No. An inspection shows the actual condition, but it does not replace the Search, verification of permits, boundaries, the contract, and the seller’s authority.
Do I need to check utilities for an apartment?
Yes. You need to clarify the actual connection, the allocation of expenses, and the presence of any debt under the rules of the specific complex.
Zoning, permits, restrictions, documents, and the conditions for purchase by foreigners must be confirmed on the date of the transaction with the competent authorities of the TRNC.
