How many properties can one person register in Northern Cyprus
Foreigners’ right to property in Northern Cyprus (TRNC)
Since 2025, new rules for purchasing property in Northern Cyprus have been in effect for foreigners.
Each foreigner can register only one property in their name, choosing from the following options:
- up to three apartments in one project,
- or one villa (on a plot not exceeding one donum ≈ 1338 m²),
- or two townhouses,
- or one plot of land (up to one donum).
Applying to the Council of Ministers is a mandatory step for foreign buyers; without approval, the title (transfer of ownership) cannot be issued in their name.
Only TRNC citizens can acquire more than the established limits.
