A new wave of high-rises is beginning in Limassol, with the 181-metre AURA set to be the tallest

A new wave of high-rise development is taking shape along Limassol’s coastline. The AURA tower by Property Gallery is set to become Cyprus’s tallest building on the site of the former ERA Olympia cinema: approval has been granted for 44 floors, a height of 181.5 metres and 136 luxury apartments. The site is now being prepared for the demolition of the old structures, with construction expected to begin in 2027.

The market reshaped itself after the abolition of the “golden visa” programme: developers are now adding offices to their projects so as not to depend solely on apartment sales and to meet local companies’ demand for workspace.

CoolSide Development’s SeaMark tower will have 21 floors and 20,806 sq. m, most of which will be allocated to offices; the building will also include cafés, event halls, a gym and a spa. Completion is scheduled for the fourth quarter of 2028. Opposite the Crowne Plaza hotel, Elhadi Group is building the fully commercial 15-storey C View Tower: a floor is being offered for €5–12 million, while the entire building is priced at €55 million.

Near the city park, Marfields Group has reworked the Neo project into St. Regis Residences: three towers of 25, 21 and 17 floors, 250 apartments, offices, shops and a wellness area, with completion scheduled for 2031. On the site of the former Pavemar hotel, P. G. Economides Properties is constructing an 18-storey, 87-metre-high building: the investment is estimated at €22 million, and the works are expected to take 28 months from the receipt of the permits.

Demand for high-end housing remains firm for now. Transactions worth more than €1 million generated around €275 million in 2024, €417 million in 2025 and €220 million in the first nine months of 2026. Approximately two-thirds of this amount is accounted for by apartments and offices in high-rises.
